Write a listing guests trust

Guests decide in seconds. Make it easy to say yes.

  • Lead with your best photo: bright, level, taken in daylight. Show the room, bathroom and entrance.
  • Use a plain title that says what it is and where, like "Air-conditioned room near Galle Fort".
  • Tick every amenity you really offer, and don't claim any you don't. Surprises cost you reviews.
  • Mention house rules, such as ID requirements, in the description, not after the guest arrives.

Price short stays and nights

Three numbers drive most enquiries. Keep them simple and consistent.

  • Short stay: the price for the first three hours. Make it clearly the entry point guests can compare.
  • Additional hour: set it so a few extra hours stay below your night rate, or guests will just book the night.
  • Night rate: runs 7 pm to 8 am. Check a few similar places nearby, and price to your quality, not just the lowest.
  • Put any extras, such as cleaning, a deposit or a late check-out, in the description so the total never surprises anyone.

Reply fast and clearly

Guests contact several hosts. The first clear answer usually wins.

  • Reply to calls and messages as quickly as you can, ideally within the hour while you're open.
  • Confirm four things in writing: date and time, total price, how to pay and the cancellation terms.
  • Send simple check-in directions: landmark, gate, floor and who to call.
  • If plans change, tell the guest early and offer a fair alternative.

Help guests find you

A guest who gets lost arrives annoyed. A good location guide prevents that.

  • Add your Google Maps link and check it opens at the exact entrance, not just the road.
  • Upload a photo of the main road junction and of your signboard or gate.
  • Write short directions from the nearest well-known landmark or town.
  • List nearby attractions with distances, so guests can plan beyond their stay.

Create day-out packages

Packages turn an empty daytime slot into extra income.

  • Pick a clear idea such as a pool day, birthday or couples' getaway, and name it plainly.
  • Set the hours and group size, and say whether the price is per person, per couple or per group.
  • List exactly what's included, such as meals, decorations and equipment, one item per line.
  • Offer options, such as different room types, each with its own price.

Earn better reviews

Reviews are your best marketing. Most are decided by the small things.

  • Check the room before every guest: fresh linen, working AC and lights, clean bathroom.
  • Keep the experience matching the listing. If something changes, update the listing the same day.
  • Ask satisfied guests to leave a review. One review per guest per property, so make it count.
  • Respond calmly to feedback and fix the cause. Guests notice when you do.

Hosting routine

Small, regular habits keep your listing accurate and your guests happy.

Every day

  • Reply to new calls and messages.
  • Update availability so you never double-book.
  • Check rooms are clean, stocked and working.

Every week

  • Review your views and contacts in analytics.
  • Read new reviews and note anything to fix.
  • Refresh a photo or two, especially after changes.

When things change

  • Update prices, amenities and house rules the same day.
  • Retake photos after renovations or new furniture.
  • Tell us if your phone number or address changes.
